Floor Joint Sealing in Ardtun

Problem with your floor joints in Ardtun? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

  • Floor edges that trap water and grime
  • Caulk that has cracked where the floor moves
  • Grout used at the floor edge instead of sealant

Need floor joint sealing in Ardtun?

Leave it or put it right?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

How we handle floor joint sealing in Ardtun

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. If you’re dealing with open gaps along the bottom of skirting boards and dirt and water collecting in open floor joints, we can put it right, on concrete floor joints, tiled floors and wet room & bathroom floors alike.

Work in a place like Ardtun is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

A 12-month guarantee comes as standard, so you are covered after we have gone.

Common questions in Ardtun

Is floor joint sealing in Ardtun guaranteed?

All our work, in Ardtun and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Ardtun for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Ardtun is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

Do you use a paintable sealant?

For painted skirting, we use a flexible product that can be painted. Silicone will not take paint, so we use it where the joint stays unpainted.

Do you seal floor joints in bathrooms and kitchens?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Ardtun.

Quotes for floor joint sealing in Ardtun

For a quick quote, just ask. The main things that affect it are:

  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Mould in or behind the old joints

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Asking for a quote

When you call or email, these details help:

  • Where the property is
  • What’s wrong with the joints now
  • A few photos by email, if you can
  • The type of property

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved and send you a clear quote.

What we cannot put right

A few problems are outside what sealant work can do:

  • Loose, hollow or cracked tiles, which need a tiler
  • Subfloor problems that need a flooring contractor
  • Structural movement or subsidence

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Wet room & bathroom floors
  • Tiled floors
  • Concrete floor joints
  • Thresholds
  • Skirting boards
  • Commercial floors

Do you need floor joint sealing in Ardtun?

Caulk is the usual filler for skirting. It cracks where there’s movement or water so the gap reappears.

Most people get in touch when they notice one of these:

  • Gaps at thresholds between rooms
  • Dirt and water collecting in open floor joints
  • Gaps opening between the floor and skirting
  • Caulk that has cracked where the floor moves

Around Ardtun, as everywhere, floor joint sealing is only as good as the preparation behind it.

What your quote should include

  • Whether they seal over old material or remove it
  • Which colour the sealant will be
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours, depending on the length of joint, depending on the amount of work. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied and tooled.
  5. Finally, we check the work and talk you through aftercare.

Preparing for the visit

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Mark off resealed joints in warehouses
  • Get cracks along tile grout lines looked at early
  • Lift furniture rather than dragging it across joints
  • Sweep along the edges of the floor

Keep off the joint for the time we give you. Feet are normally fine before mopping or wheeled traffic, and we will tell you both.

A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and the edges sound.

Floor joint sealing in Ardtun: local notes

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Kilvickeon Church, floor and skirting joints in halls and kitchens wear like any others.
