Floor joint sealing near Oban

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Floor joint sealing in Oban, done properly

We seal floor joints in homes, offices and commercial buildings across Oban. Each job starts with looking at the floor and the gap, since that decides which sealant suits. Typical jobs include gaps at thresholds between rooms and grout used at the floor edge instead of sealant, across thresholds, commercial floors and tiled floors.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Oban: your questions answered

I let a flat near Oban station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Can you do floor joint sealing in Oban?

Yes, Oban is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Is there a guarantee?

Yes, always. There’s a 12-month guarantee on every job, large or small.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

How soon can the floor be mopped?

We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later.

How do I get a quote for floor joint sealing in Oban?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Keep floor cleaning water to a minimum at the edges
  • Cone off fresh joints until they’re ready
  • Use furniture pads near skirting
  • Sweep along the edges of the floor

Keep heavy traffic off resealed concrete joints for the cure time we give you. Cone off the area if needed.

A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on the length of joint and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Joints and finishes in Oban homes

Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Schools such as Oban High School are buildings too, and entrance and corridor floor joints take a lot of traffic. If you let a flat or house near Oban station, gaps at skirtings and thresholds are worth sealing between tenancies.

Leave it or put it right?

Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. In a place like Oban, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What we’re called out for in Oban

A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so, and rigid fillers crack.

People generally contact us when they notice one of these:

  • Cracked caulk along skirting in bathrooms and kitchens
  • Grout used at the floor edge instead of sealant
  • Failed seals where bathroom floors meet baths and panels
  • Failed joint filler in concrete floors

Community buildings like Old Parish Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

What affects the quote in Oban

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • How many areas need sealing

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Asking for a quote

When you contact us, these details help:

  • Any access issues, like height or stairs
  • If someone has resealed it before
  • A few pictures by email, if you can
  • What’s wrong with the joints now

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.
