Floor joint sealing for homes and businesses in Kilmore
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. We are often asked to deal with open joints around bathroom floor edges and concrete floor joints that have broken down, across skirting boards, concrete floor joints and wet room & bathroom floors.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Your job is guaranteed for a year, as with all our work.

What sealant work cannot fix
New sealant can’t fix everything, and we will tell you before work begins. Sealant won’t put right:
- Bouncy or failing floorboards
- Structural movement or subsidence
- Loose, hollow or cracked tiles, which need a tiler
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Common questions in Kilmore
Do you cover smaller places like Kilmore?
Yes. Kilmore is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Kilmore for floor joint sealing?
Yes, Kilmore is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Where do you work from?
Mr Mastic is based in Crawley. We cover Kilmore and the rest of Argyll and Bute.
Do you guarantee your work?
Yes. There’s a 12-month guarantee on every job, wherever you are.
How long before the joint can take traffic?
We give you a cure time for each joint. Feet are normally fine first, then mopping, then heavy wheels.
Why does the gap under my skirting keep coming back?
Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Can you seal where the floor meets the bath panel?
Yes. We cut out any old sealant or caulk and reseal with flexible silicone.
What we do, step by step
Before we leave, we go over the finished joints with you. The visit itself generally takes a few hours for most rooms, longer for large commercial floors, depending on the amount of work. Somewhere like Kilmore may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- We take out any old caulk, sealant or grout along the line.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
Getting a quote

Floor joint sealing around Kilmore
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
Letting a property close to Oban station? Then gaps at skirtings and thresholds are worth sealing between tenancies. Community buildings like Kilmore Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.
Concrete floor joints
We clean concrete joints out thoroughly before sealing, vacuuming them clean. We fit backing where needed.
What affects the quote in Kilmore
You’ll get a clear quote before work begins. It’s based on:
- The number of rooms or windows
- The number and length of the joints
- The type of sealant required
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
What we need to know
To help us quote quickly, let us know:
- Where the job is, and your postcode
- Whether it’s a home or a business
- Whether it has been sealed before
- Access, such as stairs, a lift or height
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Don’t slide heavy items over sealed joints
- Use a well-wrung mop rather than flooding the floor
- Have a cracking tiled floor checked before tiles break
- Avoid caulk in bathrooms and kitchens
Keep off the joint for the time we give you. Light foot traffic is normally fine sooner than wet cleaning or wheels so we will give you each time.
A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and stops it getting worse.
