External mastic in Kilmore

What we are called out for in Kilmore

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

Common reasons people contact us are:

  • Brick movement joints where the sealant has split
  • Hard, crazed mastic that has stopped moving
  • Joints pointed up with cement by mistake
  • Plants rooting in failed movement joints

Homes close to Kilmore Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

How to choose a mastic man

External mastic for homes and businesses in Kilmore

Low-level joints can generally be done from the ground. For joints higher up, give us some details of the building and we will confirm what’s needed to reach them safely. If you have movement joints filled with mortar instead of sealant and water getting into walls through failed joints, we can help, whatever the surface.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Quotes for external mastic in Kilmore

We quote each job individually. These are the things that affect it:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • When we can work, for business premises
  • Whether the work is at height

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • The type of property
  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • Roughly how big the job is

Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.

Different surfaces, different methods

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so its sealant has to stay flexible.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

How it works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height

How to get a quote

There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Advice

When it is not the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Loose or hollow render, which needs re-rendering
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

Kilmore: your questions answered

Do you work for landlords with property near Oban station?

Yes. We work for letting agents and landlords as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Does the coastal weather in Kilmore affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Do you seal joints where cladding meets other materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

How much does external mastic cost in Kilmore?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Do you cover Kilmore?

Yes. We cover Kilmore. To book, drop us a line at info@mrmastic.co.uk.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

External mastic in Kilmore: local notes

Kilmore is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

Managing a site like Oban High School? Then larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Oban station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Keeping the joints in good condition

Looking after new joints is easy:

  • Tell anyone working on the walls about the movement joints
  • Have failed joints looked at early
  • Keep soil, plants and ivy away from the joints
  • Never let anyone fill a movement joint with mortar

Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
