Quotes for external mastic in Oban

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • Access and height
  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • When we can work, for business premises

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • The address or postcode of the job

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.

External mastic in Oban

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Typical jobs include joints where the bead has come unstuck and water getting into walls through failed joints, on concrete & block, façade panels and brickwork movement joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

There’s a 12-month guarantee on every job.

What external mastic looks like in Oban

Oban is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Managing a site like Oban High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Oban station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Oban: your questions answered

Do you work for landlords with property near Oban station?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Will you come out to Oban?

Yes. Oban is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

How long will you be here?

As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Bigger jobs take longer, and we’ll say how long yours will take.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Where do you work from?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Are you insured?

Yes. We are fully insured for domestic and commercial work.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Surface by surface

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

Cladding and façade panels

If the façade has a specified sealant, that is what we use or an approved alternative. Send us any details you have about the façade.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How it works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. For a place like Oban, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Clear the area around the work
  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area

What we can’t put right

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracking across the wall rather than at a joint
  • Render that is blown, hollow or coming away

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

  • Render & cladding joints
  • Façade panels

What we’re called out for in Oban

Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

Common reasons people contact us are:

  • Weeds or debris growing in open joints
  • Panel joints letting water in
  • Movement joints with cracked, split or missing sealant
  • Damp patches traced to an open external joint

Homes close to Old Parish Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before booking
