DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Fire rated sealant in Ardtun, done properly

We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you are dealing with door frames with gaps between frame and wall and sealant items on a fire risk assessment action list, we can help.

Work in a place like Ardtun is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

Our work is backed for twelve months.

What fire rated sealant looks like in Ardtun

If you run a hotel, guest house or holiday let in a coastal place like Ardtun, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

In and around Ardtun, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Ardtun is about 29 miles west of Oban, in Argyll and Bute. Ardtun gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Ardtun is one of 118 towns and villages in Argyll and Bute where we work.

Work in PA67 is quoted and booked the same way as anywhere else. Neighbouring places we cover for fire rated sealant include Bunessan (1 mile south-west), Fionnphort (5 miles west), Baile Mòr (7 miles west), Ballygown (13 miles north) and Upper Kilchattan (16 miles south). Island and remote addresses take a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

Looking after it afterwards

So the new joints stay in good condition:

  • Allow for resealing whenever new services are run
  • File the fire-stopping record where your assessor can find it
  • Don’t paint over fire sealant until it has cured
  • Keep general-purpose foam and caulk away from fire-stopping gaps

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

Do you need fire rated sealant in Ardtun?

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

It’s worth asking for a quote if you see:

  • Seals cut through by electricians, plumbers or data installers
  • Door frames with gaps between frame and wall
  • Open holes round services passing through fire walls
  • Old fire sealant that has split or come away

For buildings such as Kilvickeon Church, gaps around pipes and cables are worth checking after any building work there.

What to look for in a quote

Choosing a sealant specialist

What the job involves on each surface

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for the gap we’re sealing.

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We work through the gaps on your assessment, flat by flat if needed.

How we quote for fire rated sealant

Call for a quick quote. What matters most is:

  • The product the joint needs
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Helping us quote

When you call or email, it’s useful to know:

  • Where the property is
  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • The rough size of the job

We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.

Work for landlords, hotels and businesses

If you manage several properties in or around Ardtun, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured for the work.

Ardtun: your questions answered

Do you cover Ardtun for fire rated sealant?

Yes, Ardtun is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do Scottish building rules affect fire-rated sealant work in Ardtun?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Where do you work from?

Mr Mastic is based in Crawley. We cover Ardtun and the rest of Argyll and Bute.

Will you assess my building’s fire safety?

No. We follow the requirements from your assessor, designer or building control and install to the manufacturer’s details.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

What fire rating will the seal have?

We do not certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and list the locations and products for you.

Can you work in occupied buildings?

Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we’ll plan around it.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes from a few hours to a few days, depending on the number of gaps and the access, and the area is left clean. For a place like Ardtun, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
