Remedial sealant in Ardtun

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Remedial sealant in Ardtun, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. We work on leaking tray & enclosure joints, shrunken worktop sealant and mouldy bath & shower sealant, and people most often call us about repeat leaks from the same joint and a second bead peeling off the first.

In and around a place like Ardtun, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

All of our work is guaranteed for twelve months.

Your questions about remedial sealant in Ardtun

Do you cover Ardtun for remedial sealant?

Yes, Ardtun is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is Ardtun within the area you cover?

Yes, Ardtun is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What happens if the problem is the tray or the plumbing?

We check for that before we reseal. If the fault is elsewhere, you’ll know before any work is done.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Where is Mr Mastic based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

How the visit works

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on how many layers have to come out. Outdoor work around Ardtun depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Cracks in the fitting rather than the joint
  • A tray or worktop that needs refixing first
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints

Do you need remedial sealant in Ardtun?

Joint depth matters. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.

The most common problems we see are:

  • Black mould underneath the bead
  • Kitchen joints letting water behind the worktop
  • Smears and lumps from a botched reseal
  • Floor or wall movement joints that have failed

In and around Ardtun, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • How the joint is cleaned and prepared
  • How long the guarantee is
  • Which colour the sealant will be
  • How long to leave it before use

Aftercare tips

Looking after new joints is easy:

  • Don’t add new sealant on top of old
  • Act on a lifting corner straight away
  • Clean sealant with mild products only
  • Check ceilings under showers for marks

Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

What happens if it’s left?

Remedial work takes longer than a straight reseal, but rarely a lot: it takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. In an older home around Ardtun, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.

Photos help, but a description is a good start. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is

Bathrooms and kitchens in Ardtun

Ardtun is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to Kilvickeon Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
