Salen External Mastic
Professional external mastic in and around Salen, with old sealant always removed completely and a 12-month guarantee.
- Joints with sealant missing in places
- Weathered mastic that no longer stretches
- Gaps where render, brick and frames meet
External mastic for homes and businesses in Salen
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We work on concrete & block, brickwork movement joints and joints between brick and frames, and common reasons people get in touch are weathered mastic that no longer stretches and damp patches traced to an open external joint.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Our work is backed for twelve months.

How the job changes by surface
Joints between dissimilar materials
Different materials may need different primers. We prepare both faces so the sealant bonds properly.
Copings and trims
Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Keep movement joints as flexible joints, not mortar
- Tell anyone working on the walls about the movement joints
- Fix overflowing gutters above sealed joints
- Check external joints each spring
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.
Why act early in Salen
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. Around Salen, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Signs you need external mastic in Salen
Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
The most common problems we see are:
- Weathered mastic that no longer stretches
- Sealant that has lost its bond to the brick or render
- Plants rooting in failed movement joints
- Panel joints letting water in
Around Salen, as everywhere, external mastic is only as good as the preparation behind it.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Outside joints around Salen
Salen is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Whether the job is in Salen itself or nearby, the right material for each joint matters as much as a neat finish.

Salen questions
Is external mastic in a coastal place like Salen any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Can you do external mastic in Salen?
Yes. Our work covers the whole of Scotland, and Salen is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
What is a movement joint?
A vertical gap in a long brick wall is generally a movement joint. It gives the wall room to move, and it should be sealed with a flexible sealant.
How do you reach high-level joints?
It depends on the height and the site. Ground-floor joints are simple; for higher work, tell us about the building and we will confirm what’s needed.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
What we do, step by step
We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Tell us about any water getting in

Advice
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
