Glazing silicone near Salen

Do you need glazing silicone in Salen?

Not every leak is a sealant problem: broken panels, roof problems and blocked gutters can all let water in. We find the cause before we seal anything.

Any of these means the joints need attention:

  • Failed joints on frameless glass
  • Water running down inside the glass
  • Sealant that was laid over old silicone and failed
  • Black or yellowed silicone on glass joints

Whether the job is in Salen itself or nearby, the right material for each joint matters as much as a neat finish.

How we handle glazing silicone in Salen

Sealant on glazing does not last for ever. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on glass-to-glass joints, conservatory frames and glass balustrade bases, and people most often call us about drips on the inside of a conservatory window and split or lifting silicone on glass.

Mastic can only go onto a dry joint, so outside work in Salen depends on the weather. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Leave it or put it right?

A quick bead over the old sealant might stop a drip for a while, but silicone does not stick to silicone, and the leak generally returns. A proper reseal is the lasting answer. In an older home around Salen, damp from a failed joint can get into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

How the job changes by surface

Glass balustrade bases

Outdoor balustrade joints face the weather. Renewing the sealant keeps water out of the channel.

Shower screens

Silicone holds the water in on frameless screens. We reseal without scratching the glass.

Salen: your questions answered

Does the coastal weather in Salen affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Salen in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Salen is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Which silicone is used for glass joints?

We pick a glazing silicone to suit the materials. Neutral-cure products suit most glass and frames, as some acetoxy types can attack certain metals.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

How long should I leave it?

It depends on the product and the temperature. We tell you how long to leave it before we go.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Glazing silicone in Salen: local notes

Salen is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Salen, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

The process

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for most jobs. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky
  • Tell us about any previous sealing or DIY attempts

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Do not use a blade near the sealant
  • Avoid strong solvents on or near the sealant
  • Wipe the screen down after showering
  • Act on drips or damp patches early

Keep the new joints dry for as long as we advise so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.

When something else is needed

In fairness, some problems need a different trade:

  • Cracked or broken glass
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Water coming through the roof rather than a sealant joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
