Glazing silicone for Baliscate homes and businesses

Baliscate: your questions answered

Will you come out to Baliscate?

Yes, Baliscate is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Baliscate in your area for glazing silicone?

Yes, Baliscate is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Is it possible to redo the silicone on a shower screen?

Yes. We cut out the old silicone and reseal the glass-to-wall and glass-to-tray joints.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Glazing silicone in Baliscate, done properly

Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. If you’re dealing with water tracking down the inner face of the glass and leaks from the base of a shower screen, we can help, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Baliscate depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Landlords and letting agents in Baliscate can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Common problems we fix in Baliscate

Using a sealant not made for glass causes many failures. Not every silicone sticks properly to glass, and acetoxy types can attack some frame materials.

If you can see any of these, it’s time to have the joints looked at:

  • Shower screens leaking along the wall or tray
  • Glass-to-glass joints that have split
  • Rooflight joints letting water in
  • Black or yellowed silicone on glass joints

Schools such as Tobermory High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • How the colour is chosen
  • How long the guarantee is
  • How the surfaces are prepared before sealing
  • Who turns up on the day

How to choose a mastic man

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Frames and glazing around Baliscate

Baliscate is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Baliscate is in the west of Scotland, which is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain.

In and around Baliscate, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

What sealant work can’t fix

We’ll always be straight with you, so here’s what new sealant will not do:

  • Structural problems with a conservatory roof
  • Leaks from the roof covering or flashing (a roofer’s job)
  • A sealed unit that has misted inside

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Glass balustrade bases
  • Shower screens
  • Conservatory frames
  • Rooflights
  • Glass-to-frame joints
  • Glass-to-glass joints

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours for most jobs for a typical job. Outdoor work around Baliscate depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Before we arrive

  • Let us know about parking restrictions
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

Looking after it afterwards

Aftercare is simple:

  • Clean glass with a mild cleaner and a soft cloth
  • Don’t use a blade near the sealant
  • Wipe the screen down after showering
  • Keep air moving in the conservatory

Follow the cure time we give you before the joints get wet. From then on, a mild glass cleaner is all it needs.

Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.

What affects the quote in Baliscate

For a quick quote, just ask. The main things that affect it are:

  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What to tell us for a quote

When you contact us, these details help:

  • The rough size of the job
  • A few photos by email, if you can
  • The problem you’ve noticed
  • The address or postcode of the job
