About our glazing silicone in Lochaline

Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. It comes off cleanly, without marking the glass and reseal the joint. If you have water escaping where a screen meets the wall and drips on the inside of a conservatory window, we can put it right, whatever the surface.

In and around a place like Lochaline, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Different surfaces, different methods

Conservatory frames

Leaks often start where the frame meets the wall. We remove the failed sealant and renew it.

Shower screens

Frameless screens rely on silicone at the base and wall. We renew it without marking the glass.

Landlords, agents and businesses in Lochaline

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

FAQs for Lochaline

Can you do glazing silicone in Lochaline?

Yes, Lochaline is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Is glazing silicone in a coastal place like Lochaline any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Are you insured?

Yes. We’re fully insured for every job we do.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

Can you reseal a frameless shower screen?

Yes, it’s a common job. The screen is resealed with anti-fungal silicone made for wet areas.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Lochaline homes and the weather

Lochaline is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Kiel Church, the joint between an old wall and a newer frame is normally the first place rain gets in. In and around Lochaline, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

How we quote for glazing silicone

Your quote is based on your job. We look at:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • When we can work, for business premises

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • The address or postcode of the job

We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Squeegee the shower screen after each use
  • Use a gentle glass cleaner and a soft cloth
  • Keep air moving in the conservatory
  • Check the gutters above the glazing for debris

On shower screens, wipe or squeegee after use and let the room air. It helps stop mould getting into the silicone.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part and we’ll find out which.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Why act early in Lochaline

Replacing windows or a shower screen is not needed for a failed joint. Sound glass and frames normally just need resealing, and we will tell you if that is not the case. In a place like Lochaline, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

How it works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most jobs. Outside jobs in Lochaline need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we are working on
  • Plan for the work area to be out of bounds to pets and children
