New Build Mastic in Lochaline
We cover Lochaline for plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Smeared, uneven beads picked up at snagging
- Cracked sealant around new window and door frames
- Leaking shower tray seals in a new home
Why it’s worth doing now in Lochaline
The builder is generally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.
Why us?
- Homes, businesses and hotels
- Anti-fungal sanitary silicone in wet areas
- Sealant colour chosen to suit
- Old sealant always removed completely

How we handle new build mastic in Lochaline
A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. Typical jobs include sealant applied over dusty or wet surfaces and leaking shower tray seals in a new home, across plot handovers, windows & doors and show homes.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Big or small, it’s backed by our 12-month guarantee in Lochaline and across Argyll and Bute.

What we cannot put right
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Movement caused by a poorly fitted tray or bath
- Settlement cracks that need a surveyor
- Broken tiles or a split tray
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Avoid scourers and strong chemicals on sealant
- Keep water off fresh sealant until it has cured
- Use the extractor fan every time you shower
- Do not wait for the house to settle if water is getting through
Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing.
Report failed sealant to the builder while you are in the snagging period. Once it ends, the repair may be down to you.
What happens on the day
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours in a single home. For a place like Lochaline, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Mention any tricky access
- On commercial sites, let us know about site rules

DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What new build mastic looks like in Lochaline
Lochaline is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Lochaline is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
Around Lochaline, as everywhere, new build mastic is only as good as the preparation behind it. Whether the job is in Lochaline itself or nearby, the right material for each joint matters as much as a neat finish.
