Bathroom Resealing in Lochdon

Problem with your baths, showers and worktops in Lochdon? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

  • A messy, uneven bead from a previous reseal
  • Leaks into the floor or ceiling below
  • Water getting behind the kitchen upstand

Honest limits

New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:

  • A tray or bath that is cracked through
  • Cracked or missing grout between tiles (that is regrouting)
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Bathroom resealing for homes and businesses in Lochdon

Homes in Lochdon have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for gaps where the bath or tray has moved and shrunken sealant along the back of a worktop, across basins & vanity units, sinks & splashbacks and shower trays & enclosures.

For a place like Lochdon, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Every job is covered by our one-year guarantee.

What happens if it’s left?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.

Why book with us

How it works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Lochdon depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
  • Mention any parking rules near the property

Advice

What affects the quote in Lochdon

There’s no set price list. What we look at:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • The amount of work

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Asking for a quote

To help us quote quickly, let us know:

  • Any access issues, like height or stairs
  • Photos by email, if that is easy
  • Where the property is
  • If it’s domestic, commercial or a hotel

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

Landlord and commercial work in Lochdon

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for property managers and facilities teams in Lochdon and across Argyll and Bute. We can quote a run of properties together.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Bathroom resealing around Lochdon

Lochdon is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In and around Lochdon, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Whether the job is in Lochdon itself or nearby, the right material for each joint matters as much as a neat finish.

Different surfaces, different methods

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
