Sand Mastic in Baliscate
Window and door surrounds in Baliscate need attention? We cut out the old, prepare the joints and apply the right sealant.
- Old sand mastic that has cracked, crumbled or fallen out
- Draughts and rain around sash boxes
- Silicone on a period window that looks wrong
Why deal with it now?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. Around Baliscate, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why Baliscate customers choose us
- ARBOMaster approved applicator
- Domestic, commercial and hotel work
- Anti-fungal silicone where joints get wet
- Quality sealants from Arbo and Everbuild

How we handle sand mastic in Baliscate
Sand mastic suits most period window surrounds. Newer frames generally get a flexible sealant instead, and we will talk through which suits your home. Typical jobs include draughts and rain around sash boxes and open joints round the window box, on stone surrounds, tenement windows and sash and case windows.
Outdoor sealant needs a dry surface, so window work around Baliscate is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any working-time requirements on site
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- The product the joint needs
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.
Asking for a quote
To make quoting easier, please include:
- How many joints, rooms or windows are involved
- If someone has resealed it before
- Where the job is, and your postcode
- What’s wrong with the joints now
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.

Stone surrounds
Old stone surrounds are often uneven, so the joint varies in width. Sand mastic is shaped by hand to suit.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.
Baliscate questions
Is Baliscate within the area you cover?
Yes. Baliscate is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you cover Baliscate for sand mastic?
Yes, Baliscate is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Should I check with the council before work on a listed or conservation-area home?
Yes, it’s worth checking. Your local planning authority can say if consent is needed for listed or conservation-area properties.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Can you replace silicone on a period window with sand mastic?
Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Frames and glazing around Baliscate
Baliscate is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you look after a building such as Tobermory High School, its window and door frames need their mastic kept sound, just like a home’s. Around Baliscate, as everywhere, sand mastic is only as good as the preparation behind it.

Advice
How to look after the new joints
A little care helps the new joints last. Our advice:
- Ask the planning authority about consent for listed or conservation-area homes
- Get any rot dealt with first
- Ask us before painting near the mastic
- Make sure water runs off the sill
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.
