Fire rated sealant for Tobermory homes and businesses

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we handle fire rated sealant in Tobermory

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. We work on door frames, plasterboard & masonry and flats & HMOs, and the jobs we see most are new service routes left unsealed after building work and sealant items on a fire risk assessment action list.

For a place like Tobermory, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

There’s a 12-month guarantee on every job, large or small.

How it works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. For a place like Tobermory, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules
  • Clear the area around the work

Leave it or put it right?

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing once someone inspects it. In a place like Tobermory, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

What we are called out for in Tobermory

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

People generally contact us when they notice one of these:

  • Old fire sealant that has split or come away
  • Door frames with gaps between frame and wall
  • Open holes round services passing through fire walls
  • Seals cut through by electricians, plumbers or data installers

If you look after a building such as Tobermory High School, fire-stopping around service openings should be restored whenever new services go in.

Questions to ask before booking

  • What insurance they hold
  • How the surfaces are prepared before sealing
  • How the colour is chosen
  • What the cure time is

Surface by surface

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail, and we’ll tell you.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. We follow the manufacturer’s tested detail for each and we flag any that need another system.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Common questions in Tobermory

How do Scotland’s building regulations apply to fire-rated sealant in Tobermory?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you cover smaller places like Tobermory?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Is there a guarantee?

Yes, for a year. If anything is not right with the work within the year, let us know and we’ll sort it.

Do you have insurance?

Yes. Full insurance covers our work.

Can you give us a record of the work?

Yes. We record the locations we’ve sealed and the products used.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Don’t paint over fire sealant until it has cured
  • Never patch a fire seal with standard sealant
  • Flag any open gap you spot round a pipe or cable
  • Tell trades working in the building that fire seals must be put back

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some cannot.

An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.
