Window mastic in Clachan Seil
Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you are dealing with whistling draughts around closed windows and black, perished sealant on frames, we can put it right.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
You get a 12-month guarantee, the same in Clachan Seil as everywhere else we work.

When it isn’t the sealant
We won’t take on work that will not last, so these are the limits:
- Condensation trapped between the panes
- Faulty window hardware
- Draughts through the window seals rather than the frame

Clachan Seil questions
Does living near the coast affect window mastic in Clachan Seil?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Will you come out to Clachan Seil?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How do I get a quote for window mastic in Clachan Seil?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Is the work guaranteed?
Yes. All our work carries a 12-month guarantee, and we’re fully insured.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can I paint over the new sealant?
Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
What the job involves on each surface
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
Aluminium frames
Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.
How to look after the new joints
Looking after new joints is easy:
- Look round the frames every year or so
- Do not paint over the silicone
- Keep paint and stain on wooden frames in good order
- Keep solvents and bleach off the sealant
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
Leaks generally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

What we do, step by step
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a few frames, or a day or more for a whole house. Outdoor work around Clachan Seil depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
Ask for a quote
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
Advice
Why deal with it now?
If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What you get with us
- Old sealant always removed completely
- A sealant colour to suit the surroundings
- Domestic, commercial and hotel work
- Full insurance on every job

What affects the cost of window mastic
We quote each job individually. These are the things that affect it:
- How many rooms, windows or areas are involved
- The type of sealant required
- Whether there’s mould to deal with
- The amount of work
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- Any access issues, like height or stairs
- Photos by email, if that is easy
- Where the job is, and your postcode
- The rough size of the job
