Window mastic in Balemartine, done properly
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for rain getting in at the frame or under the sill and leaking joints at the ends of sills, across patio & French doors, window sills and uPVC windows.
Mastic can only go onto a dry joint, so outside work in Balemartine depends on the weather. Tell us about access to all the windows and doors, upstairs included.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

The process
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a morning for a couple of windows and a door. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.

What else we do in Balemartine
What happens if it’s left?
A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Balemartine: your questions answered
Does the coastal weather in Balemartine affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you cover smaller places like Balemartine?
Yes. Balemartine is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What does window mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Faulty window hardware
- A frame that has rotted at the joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal
- uPVC windows
- Patio & French doors
- Aluminium frames
- Timber windows & doors
- Composite doors
- Window sills
Common problems we fix in Balemartine
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
If you can see any of these, it’s time to have the joints looked at:
- Damp patches on the reveal after heavy rain
- Cold air getting in at the frame edge
- Rushed sealant from a window installation
- Gaps where the sill meets the wall
Around Balemartine, as everywhere, window mastic is only as good as the preparation behind it.

Window mastic in Balemartine: local notes
Balemartine is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
For jobs in and around Balemartine, choosing the right material for each joint is as important as a tidy finish.

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep jet washers away from the mastic
- Look round the frames every year or so
- Wash the frames with mild soapy water
- Clear any debris from frame drain holes
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
