Crossapol Window Mastic
Problem with your window and door frames in Crossapol? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Black, perished sealant on frames
- A bead that does not match the frame
- Cracked sealant at the sill ends
How we handle window mastic in Crossapol
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We work on uPVC windows, window sills and composite doors, and people most often call us about leaking joints at the ends of sills and damp patches on the reveal after heavy rain.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Windows and doors in Crossapol
Crossapol is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
For jobs in and around Crossapol, choosing the right material for each joint is as important as a tidy finish.

How we quote for window mastic
We quote each job individually. This is what makes a difference:
- The number of rooms or windows
- Whether the work is at height
- The old material and how stubborn it is
- Any mould that needs treating
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
Before you ask for a quote, have a think about:
- Where the property is
- Photos by email, if that’s easy
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Looking after it afterwards
To keep the joints looking good and working properly:
- Ventilate rooms so frames don’t stay wet inside
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
- Keep timber frames painted
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
Signs you need window mastic in Crossapol
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. Backing rod sets the right depth.
The most common problems we see are:
- Water coming in at the bottom corners of a door
- Draughts coming in around windows and doors
- A bead that does not match the frame
- Mastic that has split away from the wall
Around Crossapol, as everywhere, window mastic is only as good as the preparation behind it.
Questions to ask before you book
- Whether all the old sealant comes out first
- How hidden problems are handled
- Which sealant they’ll use, and why
- What insurance they hold
Crossapol: your questions answered
Is Crossapol in your area for window mastic?
Yes. We work across all of Scotland, and Crossapol is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Does the coastal weather in Crossapol affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Do you work for hotels and businesses?

Can landlords and businesses book you?
Yes. As well as householders, we work for landlords, agents, businesses and hotels in Crossapol.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you have insurance?

Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.

How the job changes by surface
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.
Aluminium frames
Coated aluminium needs a compatible sealant, and acetoxy silicones aren’t used, as they can attack some metals. Neutral-cure sealant is the safe choice.
When it isn’t the sealant
We’ll always be straight with you, so here’s what new sealant won’t do:
- Soft or decayed wood in the frame
- A failed sealed unit that has misted up
- A door that needs adjusting, rehanging or new seals
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- uPVC windows
- Patio & French doors
- Aluminium frames
- Window sills
- Composite doors
- Timber windows & doors
How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes most of a day for a typical house, less for a few frames from start to finish. Outdoor work around Crossapol depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
Preparing for the visit
- Mention any tricky access
- Tell us if parking is tricky
- Tell us about any water getting in
