Regrouting for Crossapol homes and businesses

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

About our regrouting in Crossapol

When grout stays dark however much you clean it, the discolouration has usually soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. We are often asked to deal with splashback grout that has darkened and grout that makes sound tiles look old, across kitchen splashbacks, tiled floors and shower walls.

A bathroom in a place like Crossapol gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Crossapol: your questions answered

Do you cover Crossapol for regrouting?

Yes, Crossapol is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is Crossapol within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Argyll and Bute.

Will the sealant be renewed as well as the grout?

Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.

Is it possible to regrout only the shower area?

We can. We’ll check the other tiled areas as well and let you know if more needs doing.

Are you fully insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

How long should I wait before showering?

The wait depends on the materials and how warm the room is. We’ll give you a time to follow at the end of the visit.

Why deal with it now?

Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, and then you’re looking at retiling. Dealing with it now keeps it small. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How we quote for regrouting

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • How much there is to do
  • The product the joint needs
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

Surface by surface

Shower walls

The grout in a shower takes the brunt of the water. We replace it and renew the silicone at the edges.

Wet rooms

Wet room grout and sealant need to be in good order. We renew both.

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. Outdoor work around Crossapol depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

Advice

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Loose tiles, which need refixing first
  • Cracked or broken tiles
  • A structure that flexes behind the tiles

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Regrouting in Crossapol: local notes

Crossapol is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Whether the job is in Crossapol itself or nearby, the right material for each joint matters as much as a neat finish. In and around Crossapol, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
