Outside joints around Crossapol
Crossapol is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Crossapol is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
Around Crossapol, as everywhere, external mastic is only as good as the preparation behind it.

External mastic in Crossapol, done properly
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. We’re often asked to deal with damp patches traced to an open external joint and plants rooting in failed movement joints, across brickwork movement joints, joints between brick and frames and copings & trims.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Quotes for external mastic in Crossapol
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- How many areas need sealing
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
To make quoting easier, let us know:
- Whether it has been sealed before
- Roughly how big the job is
- The address or postcode of the job
- How we’d reach the joints
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
Why it’s worth doing now in Crossapol
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last so it’s worth doing right. In an older home around Crossapol, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

What happens on the day
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Crossapol may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Before we arrive
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in

Crossapol questions
Is Crossapol in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Crossapol is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
Will you come out to Crossapol?
Yes. Crossapol is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages to suit the site.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Is there a guarantee?
Yes. Each job is guaranteed for twelve months, wherever you are.
How long does external mastic take?
A typical job takes anything from a few hours to several days, depending on the building, including preparation and clearing up. Your quote will say how long we expect yours to take.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can you seal joints between two different materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Act on the first splits you see
- Avoid pressure-washing directly into sealant joints
- Look over the joints every year, ideally after winter
- Leave the joints unpainted unless we’ve said otherwise
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
Do you need external mastic in Crossapol?
The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
The most common problems we see are:
- Failed seals between different materials
- Rigid filler in a joint that should flex
- Weeds or debris growing in open joints
- Damp patches traced to an open external joint
Whether the job is in Crossapol itself or nearby, the right material for each joint matters as much as a neat finish.
