Need external mastic in Arinagour?

External mastic for homes and businesses in Arinagour

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We are often asked to deal with rain getting behind render or cladding at a joint and sealant that has lost its bond to the brick or render, on concrete & block, copings & trims and joints between brick and frames.

External sealant needs dry surfaces, so outdoor work around Arinagour is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Your job is guaranteed for a year, as with all our work.

Arinagour questions

Do you cover Arinagour for external mastic?

Yes. Our work covers the whole of Scotland, and Arinagour is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Is external mastic in a coastal place like Arinagour any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

How long does the job take?

A typical job takes anything from a few hours to several days, depending on the building, including the preparation. Your quote will say how long we expect yours to take.

Do you seal joints where cladding meets other materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Where are you based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

What does external mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

Do you work at height?

Each building is different. Tell us the height, the number of joints and what’s below them.

What happens if it’s left?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

Landlord and commercial work in Arinagour

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Aftercare tips

Looking after new joints is easy:

  • Look over the joints every year, ideally after winter
  • Deal with leaking gutters that soak the joints below
  • Don’t let climbing plants root in the sealant
  • Make sure movement joints are not pointed over

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

External mastic in Arinagour: local notes

Arinagour is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Breachacha House (about 4.5 miles south-west) are a reminder that the area around Arinagour has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Homes close to Coll Parish Church (Church Of Scotland) include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. Around Arinagour, as everywhere, external mastic is only as good as the preparation behind it.

How the job changes by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Walls that need new movement joints cut into them

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The process

We keep the work tidy and contained to the area we are working on. The job generally takes anything from a few hours to several days, depending on the building, and we tell you how long to leave it before we go. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Tell us about any water getting in
  • Clear items away from the joints we’re working on
  • Let us know about earlier repairs to the joints
