About bathroom resealing in PA78

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Common call-outs are for black spots spreading through the bead and a messy, uneven bead from a previous reseal, across kitchen worktops & upstands, baths and wet rooms.

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across PA78: local notes

From Arinagour to its smaller places, homes across PA78 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

We work across all of Scotland, from the cities to the islands, and PA78 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Arinagour: If you live in an older home near Coll Parish Church (Church Of Scotland), older homes can move a little, which is hard on rigid grout and tired sealant. Around Arinagour, as everywhere, bathroom resealing is only as good as the preparation behind it.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • The product the joint needs
  • Any working-time requirements on site

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Helping us quote

When you call or email, these details help:

  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • Where the property is
  • Access, such as stairs, a lift or height

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the tray itself rather than the joint
  • Water getting in through the grout rather than the sealant
  • A leaking waste, trap or valve

Different surfaces, different methods

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

PA78: your questions answered

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
