Window mastic near Blairmore

What window mastic looks like in Blairmore

Blairmore is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

If you let a flat or house near Gourock station, renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near Strone Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Blairmore is about 6 miles north-west of Greenock, in Argyll and Bute. Blairmore gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. 118 places in Argyll and Bute are on our list, large and small. How we handle window mastic in Blairmore

Around Blairmore we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you are dealing with leaking joints at the ends of sills and draughty joints inside around the window, we can help.

In and around a place like Blairmore, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

All of our work is guaranteed for twelve months.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Work for landlords, hotels and businesses

Letting agents and landlords in Blairmore can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • A door that needs adjusting, rehanging or new seals
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Quotes for window mastic in Blairmore

The price is agreed before any work begins. It’s based on:

  • The product the joint needs
  • The old material and how stubborn it is
  • The size of the job
  • Access and height

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and send you a clear quote before we start.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • The problem you’ve noticed
  • The address or postcode of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the size of the job. Somewhere like Blairmore may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not use solvent cleaners on the joint
  • Repaint timber before it’s bare
  • Make sure the drainage slots aren’t blocked
  • Wash the frames with mild soapy water

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Blairmore: your questions answered

I let a flat near Gourock station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Does living near the coast affect window mastic in Blairmore?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Will new mastic stop draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.

What should I tell you?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

Do you work in Blairmore?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Blairmore included.

Surface by surface

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
