Window mastic for Midton homes and businesses

Window mastic in Midton

The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. Common call-outs are for gaps left after new windows were fitted and mastic that has split away from the wall, on patio & French doors, composite doors and aluminium frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

There’s a 12-month guarantee on every job, large or small.

Midton homes and the weather

Midton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Ardgowan House (about 2.9 miles south-west) nearby, there’s older building stock in the area around Midton as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Homes close to St Bartholomew's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Gourock High School, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Gourock station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How do I get a quote for window mastic in Midton?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Quotes for window mastic in Midton

There’s no set price list. The quote depends on:

  • Whether the work is at height
  • The old material and how stubborn it is
  • The product the joint needs
  • How many areas need sealing

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Helping us quote

When you contact us, it’s useful to know:

  • Whether it has been sealed before
  • Where the property is
  • Any access issues, like height or stairs
  • The problem you’ve noticed

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work.

Surface by surface

Composite doors

Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We will tell you if that’s what we find.

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it without cracking.

Why deal with it now?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Around Midton, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Do not use solvent cleaners on the joint
  • Keep timber frames painted
  • Paint up to the joint, not over it
  • Wash the frames with mild soapy water

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It usually takes anything from an hour or two to a full day, depending on how many frames there are. For a place like Midton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints

Advice

What we cannot put right

It helps to know what we cannot do:

  • Damp coming through the wall itself rather than the frame joint
  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
