Sealant work in PA16

How bathroom resealing works in PA16

Homes in PA16 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks, and the jobs we see most are sealant that has split, shrunk or peeled away and a joint torn by a bath that flexes.

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

What’s near Greenock

Locally, jobs take us to homes and businesses close to Watt Library, The James Watt pub and Wellington Academy and the streets around them. There’s a railway station in Greenock itself: Drumfrochar station. Nearby you’ll also find McLean Museum and Art Gallery (0.6 miles north-east) and Oak Mall (0.7 miles north-east). Open spaces near Greenock include Lyle Hill.

Bathrooms and kitchens across PA16

Across PA16, from Greenock, Gourock and Cartsdyke outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PA16. PA16 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Greenock: Rented homes near Drumfrochar station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Wellington Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How the job changes by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Leave it or put it right?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes. If something else is wrong, we’ll tell you.

What affects the quote in PA16

The price is agreed before any work begins. It takes into account:

  • The type of sealant required
  • How many areas need sealing
  • How easy the joints are to reach
  • Whether there’s mould to deal with

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

To make quoting easier, please include:

  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel

Common problems we fix in PA16

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Water escaping at the shower enclosure
  • Damp behind the bath or under the tray
  • A joint torn by a bath that flexes
  • Lumpy, uneven sealant from a DIY attempt

What sealant work cannot fix

In fairness, some problems need a different trade:

  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint

PA16: your questions answered

Do you cover PA16?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What colours of sealant can you use?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
