How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then
  • Keep scourers and sharp tools away from the bead
  • Keep bottles off the sealant line

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Fort Matilda homes and their sealant

Fort Matilda is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Fort Matilda station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Finnart St Paul’s Church, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Clydeview Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

What sealant work cannot fix

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • A bath or tray that moves because it isn’t properly supported
  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that’s regrouting)

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Where we work in Fort Matilda

  • Baths
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Basins & vanity units

Why deal with it now?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Around Fort Matilda, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Quotes for bathroom resealing in Fort Matilda

Jobs vary more than people expect. What affects the quote:

  • Access and height
  • The number of rooms or windows
  • The product the joint needs
  • The size of the job

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

Asking for a quote

To help us quote quickly, please include:

  • The problem you’ve noticed
  • The type of property
  • Whether it has been sealed before
  • Photos by email, if that is easy

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What we do, step by step

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Outdoor work around Fort Matilda depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
