What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours, depending on how many joints need doing from start to finish. For a place like Fort Matilda, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we check where the water gets in.
  2. We remove the old sealant carefully.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

Glazing silicone in Fort Matilda

Glazing silicone is a maintenance item. Weather and movement take their toll, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. We’re often asked to deal with conservatory leaks at frame and glazing joints and water escaping where a screen meets the wall, on glass-to-frame joints, glass-to-glass joints and glass balustrade bases.

In and around a place like Fort Matilda, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Aftercare tips

So the new joints stay in good condition:

  • Use gentle products around the joints
  • Squeegee the shower screen after each use
  • Look over the glazing joints once a year
  • Check the gutters above the glazing for debris

Don’t use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.

Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else and we will find out which.

Common problems we fix in Fort Matilda

The wrong sealant is a common cause. Not every silicone sticks properly to glass and vinegar-smelling acetoxy silicone can attack some metals.

Common reasons people contact us are:

  • Water running down inside the glass
  • Leaking glazing joints on a rooflight
  • Split or lifting silicone on glass
  • Glass-to-glass joints that have split

If you live in an older home near Finnart St Paul’s Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Fort Matilda homes and the weather

Fort Matilda is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on glazing joints and frame seals, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

Schools such as Clydeview Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Fort Matilda station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

FAQs for Fort Matilda

Is Fort Matilda within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does the coastal weather in Fort Matilda affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you reseal a frameless shower screen?

Yes, it’s a common job. The screen is resealed with anti-fungal silicone suited to bathrooms.

Do you seal glass balustrade bases?

Yes. The sealant joint at the base can be renewed. We don’t install or replace the glass.

Why not top up the existing silicone?

Many leaks we see come from exactly that. We remove the old silicone, clean the joint and reseal.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

What does glazing silicone cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Different surfaces, different methods

Conservatory frames

Exposed frame joints wear with the weather. Renewed sealant keeps water out.

Glass-to-frame joints

Old sealant is removed carefully from the glass before new glazing silicone goes in.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • Cracked or broken glass
  • Leaks from the roof covering or flashing (a roofer’s job)
  • A frame that needs repairing or replacing

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
