What affects the cost of bathroom resealing
You will get a clear quote before we start. It takes into account:
- The number and length of the joints
- The product the joint needs
- Whether the work is at height
- How many rooms, windows or areas are involved
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- Roughly how big the job is
- Photos by email, if that is easy
- Where the job is, and your postcode
We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.
Bathroom resealing in Bogston, done properly
It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you’re dealing with mouldy sealant that has gone black and water getting behind the bath panel, we can put it right, whatever the surface.
A bathroom in a place like Bogston gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Bogston questions
Do you work for landlords with property near Bogston station?
Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Is Bogston in your area for bathroom resealing?
Yes. We work across all of Scotland, and Bogston is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
Is white the only colour available?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Bathroom resealing in Bogston: local notes
Bogston is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Managing a site like Wellington Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around West Church (Port Glasgow), older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Bogston station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we cannot put right
A few problems are outside what sealant work can do:
- A tray that rocks until it’s re-bedded
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In a place like Bogston, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

The process
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Around Bogston, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Move anything stored near the joints
- Mention if the joints have been sealed before
- Keep children and pets away from the work area

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Keep the fan on for a while after bathing
- Stick to a soft cloth and a mild cleaner
- Wipe the sealant dry after showering
- Keep bottles off the sealant line
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
