Bathroom resealing near Woodhall

Bathroom resealing in Woodhall, done properly

Across Woodhall, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with water getting behind the kitchen upstand and smears of silicone across the tiles, across sinks & splashbacks, wet rooms and shower trays & enclosures.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Around Woodhall, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it is not properly supported
  • Cracked or missing grout between tiles (that is regrouting)

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What affects the cost of bathroom resealing

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Any mould that needs treating
  • How easy the joints are to reach
  • The type of sealant required
  • The old material and how stubborn it is

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.

Bathrooms and kitchens in Woodhall

Woodhall is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Woodhall questions

Is Woodhall within the area you cover?

Yes. Woodhall is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Woodhall?

Yes, Woodhall is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you work for landlords and businesses?

Yes, often. We can quote for several properties at once.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Common problems we fix in Woodhall

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

Common reasons people contact us are:

  • Leaks into the floor or ceiling below
  • A reseal done over the top of the old bead
  • Splits where the tray meets the wall
  • Sealant that has split, shrunk or peeled away

Around Woodhall, as everywhere, bathroom resealing is only as good as the preparation behind it.

Before booking anyone

  • How hidden problems are handled
  • Is the old sealant removed completely?
  • The length of the guarantee

How to choose a mastic man

What happens if it’s left?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
