Fire rated sealant in Fort Matilda

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That’s the part we focus on, one gap at a time. We work on flats & HMOs, service penetrations and pipe & cable gaps, and common reasons people get in touch are fire seals that have cracked with movement and unsealed gaps where pipes and cables go through a wall.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Do you need fire rated sealant in Fort Matilda?

Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole round the new service isn’t always sealed again.

Common reasons people contact us include:

  • Seals cut through by electricians, plumbers or data installers
  • New service routes left unsealed after building work
  • Cracked or shrunken fire-rated sealant
  • Open holes round services passing through fire walls

For landlords with property near Fort Matilda station, any gap left by new services in shared walls should be closed with a fire-rated product.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • What insurance they hold
  • Who does the work, and how experienced they are
  • Whether VAT is included

Our hiring checklist

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. Outside jobs in Fort Matilda need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Keep children and pets away from the work area
  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Workplaces and buildings in Fort Matilda

If you run a hotel, guest house or holiday let in a coastal place like Fort Matilda, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

If you look after a church, hall or community building such as Finnart St Paul’s Church, service openings in its walls need the right fire-rated sealant, as in any building. Schools such as Clydeview Academy are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Big openings where sealant alone isn’t the tested solution
  • Sign-off of the building, which sits with building control or your assessor
  • Construction that does not provide fire resistance on its own

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Flats & HMOs
  • Pipe & cable gaps
  • Door frames
  • Plasterboard & masonry
  • Service penetrations
  • Linear gaps

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Include fire stopping when you schedule refits
  • Include hidden areas like risers in routine checks
  • Keep photos of seals that will be hidden
  • Make resealing part of every contractor’s brief

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

How the job changes by surface

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run so there are no open sections left.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. Each one is sealed to the product’s tested detail, and tell you if sealant alone isn’t the right fix.

Common questions in Fort Matilda

I let a flat near Fort Matilda station. Can you help?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do Scottish building rules affect fire-rated sealant work in Fort Matilda?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can you work in occupied buildings?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.

Do you cover Fort Matilda?

Yes. We cover Fort Matilda, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can you give us a record of the work?

Yes. We record the locations we have sealed and the products used.

Do you carry out fire risk assessments?

No, we do not assess buildings. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.

Can you tell me how many minutes the seal will last?

We do not give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.
