External Mastic in Midton
Our applicators work in Midton on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly.
- Rigid filler in a joint that should flex
- Sealant pulling away from one side of the joint
- Weathered mastic that no longer stretches
How we handle external mastic in Midton
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. We work on render & cladding joints, joints between brick and frames and façade panels, and people most often call us about cracked joints where brick meets render or frames and brick movement joints where the sealant has split.
In and around a place like Midton, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
All of our work is guaranteed for twelve months, in Midton and everywhere else we cover.

What we can’t put right
A few problems are outside what sealant work can do:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Structural movement, which needs a surveyor or engineer
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

What affects the cost of external mastic
You’ll get a clear quote before we start. It’s based on:
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- Access and height
- Whether there’s mould to deal with
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
To help us quote quickly, please include:
- The rough size of the job
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand.
Signs you need external mastic in Midton
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and speed up the damage.
If you can see any of these, it’s time to have the joints looked at:
- Rigid filler in a joint that should flex
- Leaking joints around cladding and façade panels
- Sealant that has lost its bond to the brick or render
- Moss and dirt in joints with no sealant left
For site and facilities teams at buildings such as Gourock High School, larger buildings have long runs of movement joint that eventually need resealing.
What your quote should include
- Whether VAT is included
- Is the old sealant removed completely?
- What happens if they find a problem under the old sealant
- Who turns up on the day
What external mastic looks like in Midton
Midton is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Ardgowan House (about 2.9 miles south-west) are a reminder that the area around Midton has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
Letting a property close to Gourock station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as St Bartholomew's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

FAQs for Midton
Is Midton within the area you cover?
Yes. Midton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect external mastic in Midton?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Are you insured?
Yes. We’re fully insured.
Can new sealant go over the old?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
How long does external mastic take?
As a guide, most jobs take anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we’ll tell you how long to expect.
Can you seal joints between render and window frames?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
Is the work guaranteed?
Yes. Each job is guaranteed for twelve months.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
Surface by surface
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.
Copings and trims
Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.
How it works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. Around Midton, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention any leaks or damp you’ve noticed
- Move anything stored near the joints
