External mastic near Branchton

When to call us in Branchton

Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Any of these means the joints need attention:

  • Brick movement joints where the sealant has split
  • Old sealant gone brittle and cracked
  • Weeds or debris growing in open joints
  • Rigid filler in a joint that should flex

Managing a site like Inverclyde Academy? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Questions to ask before you book

  • How long to leave it before use
  • What the quote includes, VAT included or not
  • What happens if the job turns out different
  • Is the old sealant removed completely?

Our hiring checklist

External mastic in Branchton, done properly

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. We are often asked to deal with sealant pulling away from one side of the joint and hard, crazed mastic that has stopped moving, across concrete & block, façade panels and copings & trims.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Every job is covered by our 12-month guarantee.

How it works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours to a few days, depending on the length of joint and the access from start to finish. Somewhere like Branchton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Walls and rooflines in Branchton

Branchton is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Historic houses such as Ardgowan House, about 2.8 miles south-west, show how far back building around Branchton goes. Rented homes near Branchton station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

Cladding and façade panels

Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. We choose the product to suit.

Branchton: your questions answered

Is external mastic in a coastal place like Branchton any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you work for landlords with property near Branchton station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you have insurance?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

What is a movement joint?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

How to look after the new joints

After the cure time, these simple habits help:

  • Keep soil, plants and ivy away from the joints
  • Check the sealant is paintable before painting near it
  • Walk round the building once a year and look at the joints
  • Have failed joints looked at early

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

What affects the cost of external mastic

For a quick quote, just ask. What matters most is:

  • How many areas need sealing
  • How easy the joints are to reach
  • Any mould that needs treating
  • The number and length of the joints

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

There’s no standard price list. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

Why deal with it now?

A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, rather than the wall around it. Around Branchton, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
