Book window mastic in Branchton

Do you need window mastic in Branchton?

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.

It’s worth asking for a quote if you see:

  • Old mastic that has gone black or come away
  • Whistling draughts around closed windows
  • Cracked internal joints between frame and plaster
  • Rain getting in at the frame or under the sill

For landlords with property near Branchton station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • How long to leave it before use
  • Is VAT in the price?
  • What insurance they hold

Our hiring checklist

How we handle window mastic in Branchton

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on patio & French doors, uPVC windows and window sills, and the jobs we see most are gaps where the sill meets the wall and gaps between the frame and the inside reveal.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame
  • Faulty window hardware

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Composite doors
  • Window sills
  • Aluminium frames
  • Patio & French doors
  • uPVC windows
  • Timber windows & doors

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe condensation off the frames
  • Keep drainage slots and sill grooves clear
  • Keep solvents and bleach off the sealant
  • Don’t paint over the silicone

Most silicone sealants won’t take paint, so mention any painting plans before we start. There are paintable sealants for joints that need it.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

How it works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes most of a day for a typical house, less for a few frames. Somewhere like Branchton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts

Advice

What the job involves on each surface

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Questions from Branchton

I let a flat near Branchton station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is Branchton within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Can you match the sealant to my frames?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How long should I leave it?

It depends on the product and the conditions. Before we leave, we’ll tell you the cure time.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What window mastic looks like in Branchton

Branchton is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
