Window mastic in Bardrainney
Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you have a bead that doesn’t match the frame and rain getting in at the frame or under the sill, we can help, on uPVC windows, composite doors and aluminium frames alike.
Outdoor sealant needs a dry surface, so window work around Bardrainney is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

How we quote for window mastic
You will get a clear quote before we start. It takes into account:
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- The size of the job
- The old material and how stubborn it is
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
What we need to know
When you contact us, it’s useful to know:
- Where the job is, and your postcode
- Any previous sealing or DIY work
- A few photos by email, if you can
- Roughly how big the job is
We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
Common problems we fix in Bardrainney
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
Any of these means the joints need attention:
- Rain getting in at the frame or under the sill
- Cracked or shrunken mastic around the frame
- Cracked internal joints between frame and plaster
- Sealant in the wrong colour for the frame
If you let a flat or house near Woodhall station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How it works
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a morning for a couple of windows and a door. Outside jobs in Bardrainney need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- For indoor joints, keep the area dry beforehand if you can
Getting a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
Advice
Why deal with it now?
Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Bardrainney: your questions answered
Does the coastal weather in Bardrainney affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
I let a flat near Woodhall station. Can you help?
Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
When is the sealant fully cured?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Will resealing my frames help with draughts?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
What window mastic looks like in Bardrainney
Bardrainney is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Around Bardrainney, as everywhere, window mastic is only as good as the preparation behind it.

What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Rotten timber, which needs a joiner first
- Condensation trapped between the panes
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Walk round the house once a year and look at the joints
- Don’t aim a pressure washer at the joints
- Keep paint and stain on wooden frames in good order
- Do not paint over the silicone
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
