Window & door mastic in Ashton, Inverclyde
Window and door frames in Ashton need attention? We remove the old material, prepare the joints and seal them properly.
- Cracked sealant at the sill ends
- Water coming in at the bottom corners of a door
- Gaps left after new windows were fitted
Window mastic in Ashton, done properly
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on timber windows & doors, aluminium frames and uPVC windows, and common reasons people get in touch are rain getting in at the frame or under the sill and draughts coming in around windows and doors.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Big or small, it’s backed by our one-year guarantee in Ashton and across Inverclyde.

What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A frame that has rotted at the joint
- Damp problems in the wall away from the window
- A failed sealed unit that has misted up
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.
Joints and surfaces we work on
- Timber windows & doors
- Composite doors
- Aluminium frames
- Window sills
- uPVC windows
- Patio & French doors
What we do, step by step
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes most of a day for a typical house, less for a few frames in most cases. Somewhere like Ashton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed

Advice
Different surfaces, different methods
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

What we are called out for in Ashton
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.
If you can see any of these, it’s time to have the joints looked at:
- Black, perished sealant on frames
- Gaps between the frame and the inside reveal
- Cracked sealant at the sill ends
- Cold air getting in at the frame edge
Ardgowan House, about 2.8 miles south-west, is one of the historic houses in the wider area around Ashton.
What to look for in a quote
- How long the guarantee is
- How hidden problems are handled
- How long to leave it before use
- Whether all the old sealant comes out first
How we quote for window mastic
There’s no set price list, because no two jobs are the same. What we look at:
- The type of sealant required
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- How many areas need sealing
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The rough size of the job
- The problem you’ve noticed
- Any previous sealing or DIY work
- The type of property
Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Paint up to the joint, not over it
- Walk round the house once a year and look at the joints
- Clear any debris from frame drain holes
- Ventilate rooms so frames do not stay wet inside
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Frames and glazing around Ashton
Ashton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Schools such as Gourock High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Gourock station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
