Bathroom resealing in Blairmore, done properly
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We are often asked to deal with water getting behind the bath panel and a reseal done over the top of the old bead, on baths, basins & vanity units and shower trays & enclosures.
In and around a place like Blairmore, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All of our work is guaranteed for twelve months.

What sealant work cannot fix
A few problems are outside what sealant work can do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Loose or hollow tiles, or failed tanking behind them
- Cracks in the tray itself rather than the joint

Bathroom resealing around Blairmore
Blairmore is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Gourock station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common questions in Blairmore
Can you help a landlord with a rental near Gourock station?
Yes. We work for letting agents and landlords as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Blairmore?
Yes. Blairmore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
How long before the new sealant can get wet?
Usually after around 24 hours. You’ll get the exact cure time before we leave.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected.
When to call us in Blairmore
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Look out for these signs:
- Black spots spreading through the bead
- Gaps between the worktop and the wall
- Damp behind the bath or under the tray
- Sealant that has split, shrunk or peeled away
If you live in an older home near Strone Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What to look for in a quote
- What insurance they hold
- Whether you can choose the colour
- Who turns up on the day
- How long to leave it before use

What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. In a place like Blairmore, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear quote before work begins.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
How the visit works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Mention any parking rules near the property
- Keep children and pets away from the work area
- Clear items away from the joints we are working on

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep scourers and sharp tools away from the bead
- Keep bottles off the sealant line
- Do not leave water standing on kitchen joints
- Wait for the cure time we give you
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
