Bathroom resealing for homes and businesses in Helensburgh
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Helensburgh. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We’re often asked to deal with a reseal done over the top of the old bead and a bead that has pulled away from the tiles, across kitchen worktops & upstands, sinks & splashbacks and wet rooms.
With generally soft Scottish Water supplies, limescale is less of an issue in Helensburgh than in hard-water areas. Mould is a different story: a steamy bathroom still turns sealant and grout black.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes around two hours for one bath or shower, longer for a whole bathroom in most cases. In a Scottish town like Helensburgh, parking is generally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules

Helensburgh homes and their sealant
Helensburgh is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Rented homes near Helensburgh Central station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Lomond School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What affects the cost of bathroom resealing
For a quick quote, just ask. What matters most is:
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
- The number of rooms or windows
- Working hours on commercial sites
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- The rough size of the job
- The problem you’ve noticed
- Whether it’s a home or a business
- The address or postcode of the job
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
What we are called out for in Helensburgh
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Common reasons people contact us are:
- Leaking joints on a shower screen
- New sealant laid over old sealant that is now lifting
- Gaps where the bath or tray has moved
- Water getting behind the bath panel
If you live in an older home near St Joseph's R.C. Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Helensburgh: your questions answered
I let a flat near Helensburgh Central station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Is Helensburgh in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Helensburgh is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is the work guaranteed?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
Why it’s worth doing now in Helensburgh
Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Scottish weather finds any gap, and in a town like Helensburgh, failed outside joints soon let damp into walls. Indoors, failed sealant lets water into floors and ceilings.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Wipe up water along the back of the worktop
- Avoid abrasive pads on the sealant
- Keep bottles off the sealant line
- Open a window or run the fan so the room dries
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
