Window mastic in Lochawe, done properly

Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have sealant in the wrong colour for the frame and cracked or shrunken mastic around the frame, we can put it right, on patio & French doors, uPVC windows and composite doors alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Big or small, it’s backed by our 12-month guarantee.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a morning for a couple of windows and a door. Outdoor work around Lochawe depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

What the job involves on each surface

Aluminium frames

Coated aluminium needs a compatible sealant. We use a neutral-cure product.

Composite doors

Front doors take the weather head on. We pay most attention there.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Repaint timber before it’s bare
  • Clean frames with a soft cloth and soapy water
  • Do not aim a pressure washer at the joints
  • Check the mastic once a year

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

Common questions in Lochawe

Will you come out to Lochawe?

Yes. Lochawe is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Loch Awe station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Are you insured?

Yes. Mr Mastic is fully insured.

Can resealing stop a draught around my window?

Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can you reach windows above the ground floor?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Signs you need window mastic in Lochawe

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.

Common reasons people contact us are:

  • Cracked or shrunken mastic around the frame
  • Gaps left after new windows were fitted
  • Leaking joints at the ends of sills
  • Sealant in the wrong colour for the frame

For an older house near a landmark such as St Conan’s Kirk, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Choosing a sealant specialist

Landlords, agents and businesses in Lochawe

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • Damp problems in the wall away from the window
  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Window sills
  • Aluminium frames
  • Patio & French doors
  • uPVC windows
  • Composite doors
  • Timber windows & doors

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Window mastic in Lochawe: local notes

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Lochawe is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

For landlords with property near Loch Awe station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Lochawe is about 30 miles north-west of Helensburgh, in Argyll and Bute. Anywhere in PA33, we cover window mastic for homes and businesses. Our area takes in 118 places across Argyll and Bute. Our Glasgow page covers work nearby, about 48 miles away.

For island and remote addresses, the job takes a little more planning, so mention it when you ask for a quote.
