When it isn’t the sealant

It helps to know what we can’t do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through
  • Cracked or missing grout between tiles (that’s regrouting)

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

How we handle bathroom resealing in Lochawe

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include smears of silicone across the tiles and black spots spreading through the bead, across basins & vanity units, wet rooms and baths.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Each job carries a 12-month guarantee.

Why it’s worth doing now in Lochawe

Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In an older home around Lochawe, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Why us?

  • Over 20 years’ experience
  • Domestic, commercial and hotel work
  • Any old sealant cut out fully, not covered over
  • Approved under the ARBOMaster scheme

Signs you need bathroom resealing in Lochawe

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Look out for these signs:

  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • A joint torn by a bath that flexes
  • A reseal done over the top of the old bead

If you live in an older home near St Conan’s Kirk, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How to choose a mastic man

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Landlords, agents and businesses in Lochawe

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

The process

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. Around Lochawe, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Keep the fan on for a while after bathing
  • Avoid abrasive pads on the sealant
  • Dry the bead with a towel now and then
  • Give the silicone its full cure time

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Bathrooms and kitchens in Lochawe

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Loch Awe station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Lochawe: your questions answered

Do you cover smaller places like Lochawe?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Loch Awe station?

Yes. We work for landlords and letting agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

What should I tell you?

A short description and the location. If we need more, we’ll ask.

How much does bathroom resealing cost in Lochawe?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
