External Mastic in Lochawe
Movement joints in Lochawe need attention? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Sealant that has lost its bond to the brick or render
- Moss and dirt in joints with no sealant left
- Panel joints letting water in
How we handle external mastic in Lochawe
On houses, flats and commercial buildings across Lochawe, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you are dealing with sealant pulling away from one side of the joint and brick movement joints where the sealant has split, we can help, on brickwork movement joints, copings & trims and façade panels alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Lochawe buildings and the weather
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Letting a property close to Loch Awe station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
Lochawe is about 30 miles north-west of Helensburgh, in Argyll and Bute. Lochawe gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Across Argyll and Bute, we cover 118 places, and Lochawe is one of them. Glasgow is on our list too, around 48 miles away.
We cover every part of PA33 for external mastic and the streets around it. External mastic is available to properties on Old Military Road and St Conan's Road. We also cover the places around Lochawe: Stronmilchan (1 mile east), Dalmally (3 miles east), Ardbrecknish (6 miles south-west), Taynuilt (8 miles west) and Clachan (10 miles south-east). For island and remote addresses, the job takes a little more planning, so mention it when you ask for a quote.

When to call us in Lochawe
Some movement joints have been pointed up with mortar by mistake. The joint can’t move, so the wall cracks somewhere else instead.
Common reasons people contact us are:
- Gaps where render, brick and frames meet
- Sealant pulling away from one side of the joint
- Rain getting behind render or cladding at a joint
- Leaking joints around cladding and façade panels
Homes close to St Conan’s Kirk include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.
What to look for in a quote
- What happens if they find a problem under the old sealant
- How the colour is chosen
- Who turns up on the day
- Whether they seal over old material or remove it
How to look after the new joints
A little care helps the new joints last. Our advice:
- Fix overflowing gutters above sealed joints
- Check the sealant is paintable before painting near it
- Tell anyone working on the walls about the movement joints
- Don’t let climbing plants root in the sealant
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

FAQs for Lochawe
Will you come out to Lochawe?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Loch Awe station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.
Where do you work from?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
How long should I leave it?
Different products cure at different speeds, so follow the cure time we give you.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Do you remove the old sealant?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
What affects the cost of external mastic
You’ll get a clear quote before any work starts. It’s based on:
- How much old sealant there is and how hard it is to remove
- How much there is to do
- Access and height
- When we can work, for business premises
Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Where the property is
- A few photos by email, if you can
- Roughly how big the job is
- The problem you’ve noticed
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
Honest limits
We will always be straight with you, so here’s what sealant can’t fix:
- Rising or penetrating damp from elsewhere in the wall
- Cutting new joints into brickwork, which is building work rather than sealant work
- Movement that is more than a sealant joint can take
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Brickwork movement joints
- Concrete & block
- Render & cladding joints
- Façade panels
- Copings & trims
- Joints between brick and frames
Different surfaces, different methods
Copings and trims
Copings expand and contract through the day, so a flexible sealant suits them best.
Joints between dissimilar materials
Different materials may need different primers. We prepare both faces so the sealant bonds properly.
How it works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on
