Need external mastic in Clachan?

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

External mastic for homes and businesses in Clachan

Low-level joints can usually be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what access is needed. Common call-outs are for joints where the bead has come unstuck and leaking joints around cladding and façade panels, on joints between brick and frames, copings & trims and brickwork movement joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Whatever the size of the job, you get the same 12-month guarantee in Clachan and across Argyll and Bute.

Clachan buildings and the weather

Clachan is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Clachan, as everywhere, external mastic is only as good as the preparation behind it.

Clachan is about 20 miles north of Helensburgh, in Argyll and Bute. Anywhere in PA26, our applicators can take on external mastic. Our area takes in 118 places across Argyll and Bute, large and small. Our Glasgow page covers work nearby (38 miles or so).

All of PA26 is within our area for external mastic. Whether your property is on Manson View and Old Military Road or a nearby road, we can help. We also cover the places around Clachan: Cairndow (2 miles south-west), Inveraray (7 miles south-west), Lochgoilhead (7 miles south), Inbhir Aora (7 miles south-west) and Succoth (8 miles south-east). For island and remote addresses, a little more planning is needed.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Clear growth from the base of walls and joints
  • Never let anyone fill a movement joint with mortar
  • Leave the joints unpainted unless we’ve said otherwise
  • Tell anyone working on the walls about the movement joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Once a joint cannot move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to several days, depending on the building. Somewhere like Clachan may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Advice

Clachan questions

Will you come out to Clachan?

Yes, Clachan is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Does the coastal weather in Clachan affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you have insurance?

Yes. We are fully insured.

Can a movement joint be filled with mortar?

No. Rigid materials can’t move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.

What should I tell you?

Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you work for letting agents?

Yes, often. Several properties can go on one quote.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

What affects the cost of external mastic

The quote reflects the job in front of us. We take into account:

  • The number and length of the joints
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • Where the property is
  • The rough size of the job

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.

Common problems we fix in Clachan

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

These are the problems we’re asked about most:

  • Hard, crazed mastic that has stopped moving
  • Plants rooting in failed movement joints
  • Failed seals between different materials
  • Panel joints letting water in

Whether the job is in Clachan itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • Who does the work, and how experienced they are
  • How hidden problems are handled
  • Whether you can choose the colour
  • How long the guarantee is

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint
  • Failed render or damaged cladding panels

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
