Need external mastic in Succoth?

Looking after it afterwards

So the new joints stay in good condition:

  • Show decorators and builders where the movement joints are
  • Ask before painting over external sealant
  • Don’t let climbing plants root in the sealant
  • Avoid pressure-washing directly into sealant joints

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

External mastic in Succoth

On houses, flats and commercial buildings across Succoth, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. We work on copings & trims, concrete & block and render & cladding joints, and the jobs we see most are sealant that has lost its bond to the brick or render and gaps where render, brick and frames meet.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Every job comes with a one-year guarantee, wherever you are in West Dunbartonshire.

What affects the cost of external mastic

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • How much there is to do
  • How easy the joints are to reach
  • Any working-time requirements on site

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Any previous sealing or DIY work
  • How we’d reach the joints
  • The type of property
  • The problem you’ve noticed

We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlord and commercial work in Succoth

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Movement that is more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

External mastic in Succoth: local notes

Succoth is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Letting a property close to Arrochar & Tarbet station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. In and around Succoth, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Common questions in Succoth

Can you help a landlord with a rental near Arrochar & Tarbet station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Does living near the coast affect external mastic in Succoth?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Where do you work from?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Why it’s worth doing now in Succoth

Water gets in through a failed movement joint, behind render and cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

How it works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours for a handful of joints, longer for a whole elevation in most cases. Outside jobs in Succoth need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.
