External mastic in Ardlui

External mastic in Ardlui

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. Common call-outs are for old sealant gone brittle and cracked and rain getting behind render or cladding at a joint, on render & cladding joints, façade panels and copings & trims.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Your questions about external mastic in Ardlui

Can you help a landlord with a rental near Ardlui station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Can you do external mastic in Ardlui?

Yes. Our work covers the whole of Scotland, and Ardlui is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is it OK to fill a movement joint with cement?

No. Cement or mortar cannot stretch. If it has already been filled, we can generally cut it out and reseal it.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Can you seal joints between two different materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Have failed joints looked at early
  • Leave the joints unpainted unless we’ve said otherwise
  • Keep water from gutters off the wall
  • Point out the joints to other trades

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.

What we cannot put right

In fairness, some problems need a different trade:

  • Adding movement joints to masonry that has none
  • Structural movement, which needs a surveyor or engineer
  • Failed render or damaged cladding panels

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Brickwork movement joints
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Concrete & block

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Advice

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How we quote for external mastic

Call for a quick quote. What matters most is:

  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • How easy the joints are to reach

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Asking for a quote

When you call or email, it’s useful to know:

  • What’s wrong with the joints now
  • A few photos by email, if you can
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Why deal with it now?

Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Why us?

  • Neat joints and a tidy finish
  • We agree the colour with you first
  • Experience in homes, commercial sites and hotels

Ardlui buildings and the weather

Around Ardlui, as everywhere, external mastic is only as good as the preparation behind it. For landlords with property near Ardlui station, outside joints that have cracked can let damp into a rental, so check them between lets.
