External mastic for Cairndow homes and businesses

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. The work usually takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Cairndow need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

About our external mastic in Cairndow

Low-level joints can usually be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. We work on render & cladding joints, copings & trims and brickwork movement joints, and people most often call us about water getting into walls through failed joints and joints with sealant missing in places.

Outside joints can only be sealed when they’re dry, so work in Cairndow depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

FAQs for Cairndow

Do you cover smaller places like Cairndow?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Cairndow for external mastic?

Yes. Our work covers the whole of Scotland, and Cairndow is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

Can you seal joints between render and window frames?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces, primed where needed.

How long will you be here?

Most jobs take a few hours to a few days, depending on the length of joint and the access, including preparation and clearing up. Your quote will say how long we expect yours to take.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you guarantee your work?

Yes. All our work carries a 12-month guarantee.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Why deal with it now?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In a place like Cairndow, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What external mastic looks like in Cairndow

Cairndow is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Cairndow is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

If you live in an older home near Kilmorich Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Cairndow (Gaelic: An Cárn Dubh) is about 19 miles north-west of Helensburgh, in Argyll and Bute. From the centre of Cairndow to the outskirts, external mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Cairndow is one of 118 towns and villages in Argyll and Bute where we work. You can also see our page for Glasgow, roughly 38 miles from Cairndow.

What we’re called out for in Cairndow

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

Any of these means the joints need attention:

  • Weeds or debris growing in open joints
  • Movement joints with cracked, split or missing sealant
  • Failed seals between different materials
  • Rain getting behind render or cladding at a joint

Around Cairndow, as everywhere, external mastic is only as good as the preparation behind it.

What your quote should include

  • The length of the guarantee
  • Which sealant they’ll use, and why
  • What happens if they find a problem under the old sealant
  • How the colour is chosen

Our hiring checklist

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Show decorators and builders where the movement joints are
  • Look over the joints every year, ideally after winter
  • Clear growth from the base of walls and joints
  • Wash walls gently around the sealant

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Once a joint can’t move, the wall finds another way, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Adding movement joints to masonry that has none
  • Damp that is not coming from the joint
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
