How bathroom resealing works in PA26
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include two layers of silicone, both failing and a joint torn by a bath that flexes, on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands.
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
What you will pay
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Bathrooms and kitchens across PA26
Homes across PA26 range from older properties to new builds, with plenty of rented property in places like Clachan and Cairndow. Sound sealant and clean grout keep water out and rooms looking cared for.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across PA26. Parts of PA26 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Clachan: In and around Clachan, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For jobs in and around Clachan, choosing the right material for each joint is as important as a tidy finish.
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Different surfaces, different methods
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Signs you need bathroom resealing
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Most people get in touch when they notice something like this:
- Water getting behind the kitchen upstand
- Splits where the tray meets the wall
- Mouldy sealant that has gone black
- A bead that has pulled away from the tiles
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Cracked or missing grout between tiles (that’s regrouting)
- Loose or hollow tiles, or failed tanking behind them
- Water coming from the plumbing rather than the joint
