What affects the cost of glazing silicone
We quote each job individually. These are the things that affect it:
- The product the joint needs
- Any mould that needs treating
- The old material and how stubborn it is
- How easy the joints are to reach
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Asking for a quote
When you call or email, it’s useful to know:
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- If someone has resealed it before
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.
Glazing silicone for homes and businesses in Clachan
Sealant on glazing doesn’t last for ever. Sun, rain and movement wear it down and cracked joints let water in. Resealing puts that right. We work on glass balustrade bases, glass-to-glass joints and conservatory frames, and the jobs we see most are silicone pulling away from the glass and sealant that was laid over old silicone and failed.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
All of our work is guaranteed for twelve months.

What else we do in Clachan
What happens if it’s left?
A new conservatory roof is a big job. If the leak is a failed sealant joint, resealing is far simpler. If it’s the roof itself, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Landlord and commercial work in Clachan
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Looking after it afterwards
To keep the joints looking good and working properly:
- Avoid scraping close to the bead
- Inspect the sealant on glazing annually
- Keep conservatory gutters clear of leaves
- Act on drips or damp patches early
Keep the new joints dry for as long as we advise so the silicone can set properly. After that, clean glass with a mild cleaner.
Do not leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.
What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours, depending on how many joints need doing from start to finish. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, we trace the leak and check it’s coming through a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We look over every joint and, where we can, test it with water.
Before we arrive
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in

Frames and glazing around Clachan
Clachan is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Whether the job is in Clachan itself or nearby, the right material for each joint matters as much as a neat finish. In and around Clachan, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

When it isn’t the sealant
Sealant is not the answer to every problem, and we will tell you before work begins. It won’t solve:
- Glass that needs replacing
- A sealed unit that has misted inside
- Water coming through the roof rather than a sealant joint
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Common questions in Clachan
Will you come out to Clachan?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Does the coastal weather in Clachan affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Is the work guaranteed?
Every job comes with our 12-month guarantee.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Where do you work from?
We work from Crawley. Our applicators cover Clachan.
What information do you need?
A short description and the location, plus photos if you have them. We will ask anything else we need to know.
