How bathroom resealing works in PA27
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting.
Before we leave, we go over the finished joints with you. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
What you’ll pay
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Around Strachur
Typical jobs here are in homes near Kilmaglash Parish Church and Sculptured Stones. Other landmarks nearby include Strachur Smiddy Museum (under half a mile north-west).
Where we work in PA27
Across PA27, from Strachur outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, PA27 included. Longer journeys are planned in advance, and outdoor work around the weather.
Strachur: Homes close to Kilmaglash Parish Church and Sculptured Stones include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Strachur, as everywhere, bathroom resealing is only as good as the preparation behind it.
How the job changes by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.
Can I do it myself?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What affects the cost of bathroom resealing
For a quick quote, just ask. The main things that affect it are:
- The number of rooms or windows
- The product the joint needs
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Photos by email, if that’s easy
- The type of property
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.
Landlord and commercial work in PA27
If you manage several properties in or around PA27, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
When it isn’t the sealant
It helps to know what we cannot do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
- Water getting in through the grout rather than the sealant
FAQs for PA27
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Can you just seal over the old silicone?
No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
Do you work in PA27?
Yes. We work in PA27 and the rest of Argyll and Bute, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
