Floor joint sealing for homes and businesses in Strachur
Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt cannot get in. We work on skirting boards, commercial floors and concrete floor joints, and the jobs we see most are failed seals where bathroom floors meet baths and panels and gaps opening between the floor and skirting.
For a place like Strachur, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Whatever the size of the job, you get the same one-year guarantee in Strachur and across Argyll and Bute.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Keep caulk for dry, still joints only
- Use furniture pads near skirting
- Act on grout cracks that run in a straight line
- Keep dirt out of the joints
Silicone sealant isn’t made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Small gaps are quick to seal. Ignored, they fill with dirt and open further and are harder to clean out.
Common problems we fix in Strachur
Caulk is the usual filler for skirting. In a joint that moves or gets wet, it splits so the gap reappears.
The problems people usually mention when they call include:
- Skirting that has pulled away from the floor
- Chipped and open joints in warehouse floors
- Failed seals where bathroom floors meet baths and panels
- Floor edges that trap water and grime
In and around Strachur, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

What floor joint sealing looks like in Strachur
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.
Community buildings like Kilmaglash Parish Church and Sculptured Stones are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint if it’s in the right place.
Common questions in Strachur
Can you do floor joint sealing in Strachur?
Yes. Our work covers the whole of Scotland, and Strachur is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Is floor joint sealing in Strachur guaranteed?
All our work, in Strachur and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
What causes gaps between the floor and skirting?
Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.
How long before the joint can take traffic?
We will tell you before we leave. It depends on the sealant, and light foot traffic is normally fine before wet cleaning or wheels.
Can sealant along the skirting be painted?
On joints you want to paint, yes. Silicone doesn’t take paint so mention it when you get a quote.
Leave it or put it right?
Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant moves with the floor and keeps the joint sealed. Around Strachur, water from a failed joint in an older stone home can soak into timber and plaster.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.

Advice
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Tiles that have lifted or broken
- Water getting under the tiles from elsewhere
- Concrete repairs beyond the joint
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
