Our bathroom resealing service in PA24
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and common reasons people get in touch are failed sealant on the screen profile and smears of silicone across the tiles.
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
What you will pay
What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear price before any work starts.
What you get with us
- Domestic, commercial and hotel work
- Sealant colour chosen to suit
- White, clear, grey or coloured to suit, where the product allows
- Any old sealant cut out fully, not covered over

Bathroom resealing across PA24: local notes
Across PA24, from Lochgoilhead outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. PA24 is part of the area we cover across Scotland.
Lochgoilhead: Homes close to Church of The Three Holy Brethren include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Around Lochgoilhead, as everywhere, bathroom resealing is only as good as the preparation behind it.
What we are called out for in PA24
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Most people get in touch after spotting something like this:
- New sealant laid over old sealant that is now lifting
- Mouldy sealant that has gone black
- Smears of silicone across the tiles
- Leaks into the floor or ceiling below
Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove.
Questions to ask before booking
- Who does the work, and how experienced they are
- What the quote includes, VAT included or not
- How the colour is chosen
- Whether all the old sealant comes out first
What sealant work cannot fix
We won’t take on work that will not last, so these are the limits:
- A bath or tray that moves because it is not properly supported
- Tiles that have come away from the wall
- Failed grout lines across the wall
Landlords, agents and businesses in PA24
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
If you manage several properties in or around PA24, several properties can go on one quote. Just tell us the addresses and what each one needs.
Common questions in PA24
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Is white the only colour available?
You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Do you do commercial work?
Yes. We can plan bigger jobs in stages.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
