External mastic for homes and businesses in Taynuilt

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. If you’re dealing with rigid filler in a joint that should flex and hard, crazed mastic that has stopped moving, we can put it right.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Big or small, it’s backed by our one-year guarantee.

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • Structural movement, which needs a surveyor or engineer
  • Cracks in the bricks or render themselves, away from the joints
  • Render that’s blown, hollow or coming away

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Taynuilt may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Advice

Why deal with it now?

Resealing a run of joints in one go is normally better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

What we’re called out for in Taynuilt

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Common reasons people contact us include:

  • Joints pointed up with cement by mistake
  • Water getting into walls through failed joints
  • Panel joints letting water in
  • Failed seals between different materials

If you let a flat or house near Taynuilt station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

10 questions to ask before you book

How the job changes by surface

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.

Cladding and façade panels

If the façade has a specified sealant, that’s what we use. Tell us what the building has when you get in touch.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Your questions about external mastic in Taynuilt

Is Taynuilt within the area you cover?

Yes, Taynuilt is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Taynuilt affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

How long does the job take?

It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on the building. We will give you a better idea when we quote.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Can a movement joint be filled with mortar?

No. Cement or mortar cannot stretch. If it has already been filled, we can usually cut it out and reseal it.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Outside joints around Taynuilt

Taynuilt is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Kilespikeral Old Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
